Reconstruction of old-stock flats in Kyiv
An old flat brought back to life
A Stalin-era block, a pre-war building, old brick in the centre. We assess the structure and the services, tell you what can be changed and what cannot — and price the work from the flat's real condition.

First we split the building into three
Until that is done, any figure is fiction. The survey draws the line between what works, what has to come out, and what has to be built again.
01
Existing
What stays. We record the condition of the load-bearing structure and establish what can be built on.
02
Demolition
What goes. We take out only what cannot stay — removed and quantified.
03
New
What gets added. Strengthening, new openings, services — calculated, not guessed.
How the work runs
Report · 4 · items
Survey
We look at the structure, the condition of the services and what is fit to carry forward.
Decisions and estimate
The scope of change is agreed and fixed in the estimate before work begins.
Demolition and strengthening
We take out what cannot stay and strengthen the structure where it is needed.
Rebuilding and finishes
We restore, extend and bring the building through to a finished state.
What worries people before a reconstruction
Question 01
We'll open it up and it will be worse
Survey first, estimate second. Anything that cannot be seen before opening up is listed separately and agreed with you.
Question 02
Touch a wall and the building moves
Openings in load-bearing walls are cut only to a calculation and with strengthening. What must not be touched, we say at the survey — before any money.
Question 03
Approvals will drag on for years
We price both honestly. If reconstruction makes no sense, we say so before you spend money.
Question 04
The old services will fail
Their condition is assessed during the survey and replacement is budgeted wherever they are past their life.

What the price depends on
- 01Condition of floors and load-bearing walls
- 02Extent of reconfiguration and strengthening
- 03Full or partial replacement of services
- 04Preserving historic detail
- 05Level of final finish
The estimate follows the survey — the real condition, not an average price per square metre.
What the contract pins down
- Scope and materials fixed in the estimate and its appendices
- Stages and deadlines written out by date
- Payment tied to stages, not to the whole sum up front
- Warranty obligations fixed at handover
- The site accepted against a checklist, together with you
Common questions
Can an old flat be priced remotely?+
No. Old stock is not priced by floor area: the condition of floors, walls and services shows only on site. Survey first, estimate after.
Can an opening be cut in a load-bearing wall?+
Yes, if a calculation supports it and strengthening is carried out. The survey establishes where it is possible — and what needs formal approval.
What if the condition is worse than expected?+
Changes are agreed with you before they are made. The estimate does not quietly grow as the work goes on.
Do you take on old houses?+
Yes. We look at the structure and the services and assess what to keep, what to strengthen and what to replace.
