The estimate will creep as we build
Quantities are priced from the design before the start and fixed. If the ground or the conditions change the scope, we agree it before the work, not after.
Everything stops in winter
Stages are planned around the season so the building is under a roof before winter and work carries on.
Cracks will appear within a year
Warranty obligations are fixed at handover. Every element that gets covered up is photographed first.

We price from the design and the quantities. Without a design there is no exact figure — first we look at the plot and the brief, then we price.
Will you build to someone else's design?＋
Yes. We take the architectural design on, price the quantities from it, and check the junctions against the drawings.
Can an unfinished build be continued?＋
Yes. First we survey what has been done and what condition it is in, then price the work from the actual state rather than from scratch.
Do you do the whole cycle or just the shell?＋
